    An attached ADU turns existing square footage — a basement, the space above a garage, or a side addition — into a self-contained suite with its own entrance, kitchen, and bath. Because the foundation and structure already exist, it's the lowest-cost ADU type we build: $85,000–$180,000 for 300–700 sq ft, with a 4–6 month construction phase.

    Basements carry their own requirements and we design to them from day one: waterproofing, egress windows and fire-safety separation, sound insulation, and MEP with separate-meter options so the unit can be rented cleanly later. The contract runs through final inspection and certificate of occupancy.

    Our attached and basement ADUs run $85,000–$180,000 turnkey for 300–700 sq ft — the lowest entry cost of the three ADU types, because your existing foundation and structure do the heavy lifting.

    How long does a basement ADU take?

    The construction phase is 4–6 months for most attached and basement suites, on top of design and permitting.

    Does a basement ADU need its own entrance?

    A separate entrance is part of the design, along with code-required egress windows and fire-safety separation between the units. That's what makes the suite a legal, independently rentable dwelling rather than a finished basement.

    Can I have a basement ADU and a backyard cottage?

    Yes — under Washington's HB 1337, single-family lots have the right to two ADUs, and an attached-plus-detached pair is a common combination for multi-generational households.
