How this one came together.
Tacoma adopted a permissive ADU code in 2023. This project was one of the first to use the streamlined pathway — 6 weeks from submittal to permit issuance.
The lot is 6,200 sq ft on a slope, so we used a stepped foundation and a daylight-basement detail at the rear. The DADU is single-story above grade but has a conditioned utility basement.
Rented to a Joint Base Lewis-McChord nurse at $1,950/mo on a 2-year lease.
