    How this one came together.

    The lot had three Douglas firs the owner refused to remove. We surveyed root protection zones with a certified arborist and designed a 24×34 footprint that threaded between all three.

    King County permitting took 6 weeks; the critical-areas overlay added a tree-protection plan but no fees. We poured a frost-protected shallow foundation to avoid root damage.

    The vaulted ceiling and clerestory windows make the 820 sq ft feel like 1,100. It's used 4 days a week as a writing studio and rents on Airbnb the other 3 — netting the owners $2,100/mo offset.
