They are building a 900–1,000 sq ft architect-detailed cottage that matches the main residence, accommodates aging parents or a returning adult child, and protects neighborhood character. That changes the spec sheet: real cedar or fiber-cement siding, Marvin or comparable windows, heat-pump systems, EV-ready electrical, and finished interiors that hold up to the main-house standard.
Permitting with Bellevue Development Services
Bellevue Development Services (BDS) reviews DADU applications under LUC 20.30. Compared to Seattle and Tacoma, Bellevue puts more weight on three things: tree retention (significant trees over 8" diameter are protected and often dictate building placement), impervious-surface limits on the lot as a whole, and neighborhood-character compatibility on materials and roof form. Our drawings address all three in the first submittal — tree-protection plan, stormwater calcs, and a materials board — so projects typically clear in 10–14 weeks rather than getting kicked back twice.
